Outdoor Kitchens

General Information

A fire pit/fire bowl does not require a permit unless connected to a gas/electric supply 

  • A Residential Dwelling application permit is required for the installation of outdoor kitchens
  • The sides of the outdoor kitchen shall remain entirely open
  • All joists and rafters shall be sized to comply with the Span Tables listed in the current International Residential Code

Plans submittal requirements

  • The application must list a licensed and registered plumber and electrician
  • Two copies of a site plan or Property Survey of the project property with dimensions indicating the location of the outdoor kitchen on the property 

Outdoor Fireplaces/Chimneys

  • A permit is required for the installation of outdoor fireplaces and chimneys

Plans submittal requirements

  • Two copies of a site plan or Property Survey of the project property with dimensions indicating the location of the fireplace on the property
  • The center of the firebox must be at least 10 feet from any combustible structure on the project property and neighboring properties
  • Chimneys adjacent or passing through a structure must be a minimum of 3 feet above roof line
  • Total height is limited to a maximum of 15 feet

Inspections

An inspection needs to be scheduled upon completion of work.

Decks 

  •  A permit is required for the installation of decks greater than 200 square feet in area or over 30 inches in height

Plans submittal requirements

  • A copy of a site plan or Property Survey of your property with dimensions indicating the location of the deck on the property
  • A plan with dimensions indicating how the structure will be constructed and anchored. This plan should include materials used and spacing of framing members
  • Guardrails are required to be a minimum of 36 inches in height and shown on the plan

Inspections

An inspection needs to be scheduled upon completion of work.

Patio Cover (Arbor)

General Information

A permit is required for the installation of a patio cover or arbor. If a contractor is used, that contractor must be registered in the City of Carrollton.

Plans submittal requirements

  • A copy of a site plan or Property Survey of your property with dimensions indicating the location of the patio cover on the property

  • A plan with dimensions indicating how the structure will be constructed and anchored

  • The plan should include materials used and spacing of framing members

Inspections

An inspection needs to be scheduled upon completion of work.

Fees and Applications

A permit fee is required, and an application must be completed and submitted to the Building Inspection department. Please call 972-466-3225 with any questions.
